a respected privately owned homebuilder with established luxury home communities.Position Overview:Finally work for a company with over 30 years of experience in the Washington metropolitan area that already operates many communities and multiple neighborhoods of luxury new single family residences of signature craftsmanship and attention to customer service.Use this opportunity so you can manage the Land Development infrastructure for a builder constructing residences that offer superior design, award-winning architecture and neighborhood planning to assure a lasting value to their new homeowners.Excel as the Land Development Manager at this unique builder waiting for you to get the infrastructure done so they can now build their luxury Georgian Style, Federal Style, Southern Style and English Style Homes.Grow your career and future in Land Development by being on top of all projects in the field and bringing them in on time.Land Development Manager Duties:As the Land Development Manager you will report directly to your Director.The main responsibilities for this position will be to assist with the engineering and entitlement process, bidding and awarding for the land development phase, supervising the infrastructure installations per the approved plans.Responsible for field work supervision as you move forward to the base paving so they get paved, then will be involved with processing bond reductions and bond releases once all the county jurisdictional requirements have been satisfied and signed off.Other main duties will include maintaining of quarterly schedules and your own budgets, assisting with bidding and awarding, interacting with engineers, developers, government agencies and contractors, and managing the bond releases for this specific community.Responsible to verify that the utility companies have done their portion of the job, by ensuring all the utilities are actually in the ground.Responsible to verify the land planning and engineering is complete so the development stage which produces the recordable lots for new home construction in the County actually does occur.Responsibilities include, but are not limited to, assisting the organization that will evaluate land purchase opportunities, manage and recommend consultants, guide the plan approval and/or entitlement processes, be their representative at public hearings and/or meetings, obtain permits and approvals through the ready-for-bonding stage, subcontractor and evaluation bid selection, and creation and/or management of budgets.Responsible for attending citizen meetings and public hearings as required.Responsible for attending any staff negotiation meetings.Responsible to assist or produce deeds for Subdivisions, Home Owner Association Documents, Home Owner Association Budgets and Easements.Responsible for conducting the following feasibility determinations for contracted projects: site analyses, title evaluations, due diligence requirements, engineering studies and geotechnical studies.Responsible for preparation of the following preliminary information: engineering layouts, lot layouts, zoning applications, development plans, any required exhibits and any other due diligence investigations.Responsible to complete the development of the final subdivision plans and oversee the following: plan engineering, wetland delineation, easement acquisition and record plan approval.Responsible for the creation of job budgets reflecting actual bidding results received for the Land Development.Responsible to coordinate the final planning and engineering plans for Land Development.Responsible to maintain all project files leading up to the Land Development Department assumption for the development phase of project.Work with Excel to handle all your budgeting needs.Your Outstanding Opportunity - An Established Growing - Privately Owned HomebuilderBonus Plan - Full Benefits - MoreLocal Only - No RelocationEXPERIENCE REQUIRED:Bachelor's degree from four-year college or university in Civil Engineering, Construction Management or Geotechnical Engineering.An EIT (Engineer in Training) is helpful.At least 2 years civil engineering, land planning, land development experience in progressively responsible positions.Minimum of 2 years civil engineering, land planning, land development experience with Residential Homebuilders that should include Single Family Homes, Active Adult Communities or Townhome Communities.Minimum of 2 years in civil engineering, land planning, land development with responsibility for individual developments of Single Family Homes, Active Adult Community or Townhome Community lots from the raw land through finished lots to bond release.Minimum of 2 years working closely with State, County, and City through inspections, plan revisions, bond reductions and bond release.Minimum of 2 years with the responsibility to oversee all of the entitlement and approval processes for all of the raw land deals.Must possess an understanding and knowledge of raw dirt and dirt compaction.Must possess an understanding and knowledge of Paving, Concrete and Asphalt.Your Outstanding Opportunity -
